1. Guarantees
Lifetime Structural Guarantee
Our LIFETIME Structural Guarantee is given to YOU, the original owner named within the building contract. This Lifetime Structural Guarantee is in addition to any statutory Warranty insurance guarantee in force within the relevant state of Australia.
Subject to the terms below, this LIFETIME Structural Guarantee is not transferable to subsequent owners of the home.
This LIFETIME Structural Guarantee will cover your home from structural failure, specifically the foundation and any structural members/components of the timber wall frames & the roof framing but does exclude the following:
(a) Structural Failure due to misuse or neglect.
Structural Failure caused by neglect and or failure on your part to properly maintain your home or by the misuse of your home will not be covered under this LIFETIME Structural Guarantee (including, without limitation any works such as excavations that affect the Foundations and/or repairs by unqualified or unauthorised personnel). In addition to other maintenance precautions, you should have regard to the relevant State footing Guide as referenced within this document (such as CSIRO’s Guide to Foundation Maintenance and Footing Performance on how to care for your new home after completion). Failure on your behalf to carry out proper maintenance or improper use of the fittings or fixtures on your land including, drains, pipes, pits, plumbing works, electrical wiring will not be covered by this LIFETIME Structural Guarantee.
(b) Structural Failure due to Environmental factors.
Failure and/or damage caused by natural forces or events, including weather, storm, fire, rain, flood, earthquake, wind and any termite damage is not covered under this LIFETIME Structural Guarantee. These forces or events can cause damage to roofs, windows, and other parts of the house, this includes adjoining/neighbouring properties with trees and surface water run off. You should consider building insurance for your home and regular termite inspections. In the event of such damage, you should contact your insurance company so that any repairs and rectification work can be put into effect as soon as possible.
(c) Structural Failure due to Natural causes & poor site drainage.
Defects and/or damage to the footing system that arise due to abnormal site conditions and or changes to site conditions (other than seasonal changes), such as planting trees and tree species, inappropriate planting of garden beds, poorly designed landscaping and poor surface drainage will not be covered under this LIFETIME Structural Guarantee. For information and guidance on your landscaping that will help prevent a structural failure and or damage to your house you should refer to the guides as referenced in this document such as the CSIRO’s Guide to Foundation Maintenance and Footing Performance.
(d) Defects due to any modifications.
Any structural modifications made to the existing home after handover including any additions, alterations, extensions or renovations will void this LIFETIME Structural Guarantee.
Limitations
We will rectify at our cost the structural failure of any of the following:
Any Foundation systems installed by Simonds Homes, concrete and or strip footing designs pursuant to the Building Code of Australia and all relevant Australian Standards including AS2870, Appendix B.
NOTE-Structural failure is defined as ‘Damage Category 3’ or higher (AS2870) for a structural failure to exist.
Structural timbers and steel in wall or roof framing where structural failure is defined pursuant to the Building Code of Australia and all relevant Australian Standards including AS1684.
Resultant damage to Brickwork where structural Foundation failure is defined pursuant to the Building Code of Australia and all relevant Australian Standards including AS4773.
This Structural Lifetime Guarantee is only provided to the original home owner.
Your Responsibility
You are required to maintain your own home in accordance with the documents provided to you as part of your Building contract, your approved Engineering, Handover settlement pack and any of the applicable documents referred to below specific to your relevant State. Failure to do so will void this LIFETIME Structural Guarantee.

The LIFETIME Guarantee is offered to the original owners named within the signed building contract effective from 1 August 2026.
Fixed Guaranteed Price
1. Simonds reserves the right to adjust the contract price, under the terms and conditions of the building contract (and any other document considered by Simonds as ancillary to the operation of the building contract) including:
(a) Where you have not provided essential information to Simonds (including proof of ownership, unconditional financial approval or any other documents required to progress construction) within the time period stipulated under the building contract;
(b) When an adjustment to the contract price is required for reasons outside of Simonds’ control (including for any requirements of a statutory authority, developer and/or any other third-party rights);
(c) When variations to the inclusions or specifications have been requested by you; or
(d) Where you are in breach of the terms and conditions of the building contract.
2. With respect to house and land packages:
(a) Simonds is only responsible for the building contract and does not accept any liability associated with the purchase of land;
(b) You are required to enter a separate contract for the purchase of land (being the subject of the building contract) with the relevant third-party;
(c) House and land package prices do not include stamp duty, legal fees or other costs charged in respect of the purchase of the land; and
(d) Simonds reserves the right to withdraw a house and land package, at any time, without notice.
3. Advertised prices are specifically in reference to the home only and do not include costs associated with site preparation, estate and covenants costs, developer guidelines or any other costs which are finalised at the time a building contract is entered between you and Simonds.
Guaranteed Site Start
1. Any date provided by Simonds, concerning the commencement and completion of work under the building contract must be read in conjunction with the terms of the building contract (and any other document considered by Simonds as ancillary to the operation of the building contract).
2. Simonds reserves the right to push back any date concerning the commencement and completion of work under the building contract, subject to the terms and conditions of the building contract.

3. Promotions & Campaigns
WA Exclusive House & Land, Built to Move in by August 2027
Purchase a Simonds house & land package on an Eligible Lot^ within the Simonds Homes Western Australia build zone:
for Simonds to commence construction of their selected single storey home on an Eligible Lot^ by 28 February 2027*; and
for the construction of their single storey home on the Eligible Lot^ to reach practical completion within twenty-four (24) weeks [2] (August 2027) following completion of the base stage under their building contract,
subject to the below terms and conditions (Offer):
Subject to clause 7, this Offer commences on Monday 31 August 2026 at 9am (AEST).
The Offer is only available to customer(s) in Simonds Homes’ Western Australian build zone. Speak to your New Home Specialist for more information on Simonds Homes build zones.
The Offer is only available to customer(s) who purchase a single storey house & land package on an Eligible Lot^ within the Simonds Homes Western Australian build zone, and is subject to the customer(s):
a) entering a contract of sale with Stockland for the purchase of an Eligible Lot^ and paying the deposit under the contract of sale by no later than 15 October 2026;
b) Becoming the registered proprietor of the Eligible^ Lot no later than 15 November 2026;
c) signing their preliminary agreement and paying their $10,000 preliminary fee to Simonds Homes by no later than 15 October 2026;
d) selecting a single storey home design to be constructed on the Eligible Lot^, which:
i) includes a standard floor plan and façade;
ii) includes fixed site costs;
iii) does not require retaining walls;
iv) does not include landscaping or fencing;
v) does not require a bushfire attack level (BAL) assessment requirement of 19 or more;
vi) does not require Council relation; and/or
vii) does not include any variations whatsoever, except for standard inclusions and upgrade options for the selected home design (as the case may be).
e) by no later than 30 November 2026, entering a building contract with Simonds for the construction of their selected single storey home on an Eligible Lot^ (in accordance with clause 3(d) of these terms and conditions) and satisfying all conditions under the building contract for Simonds Homes to commence construction of the single storey home on the Eligible Lot^.
This Offer is not available to customers who have:
a) signed any sales documentation with Simonds Homes [1]).
b) signed a building contract with Simonds Homes; or
c) paid a deposit or any other fees to Simonds Homes in anticipation of any preliminary work or other building work.
Prior to Monday 31 August 2026.
Subject to these terms and conditions, where:
a) the customer(s) is eligible for this Offer;
b) Simonds Homes does not provide the customer(s) with a building contract within one (1) week [2] from the date they are notified by Simonds Homes that their file has been sales accepted*; and
c) Simonds Homes is not entitled, under these terms and conditions, to push back any date concerning the provision of a building contract to the customer(s); then
d) to the extent permitted by law, Simonds Homes accepts no liability whatsoever for any loss, damage and/or costs suffered or incurred by the customer(s) arising out of, or in connection with, the customer(s) not being provided with a building contract by the timeframes referred to within these terms and conditions.
Subject to these terms and conditions, where:
a) the customer(s) has entered a building contract with Simonds Homes; and
b) the customer(s) is eligible for this Offer; and
c) Simonds Homes does not commence construction within eight (8) weeks [2] from the date the customer(s) was notified by Simonds Homes that their file has been sales accepted*; and
d) Simonds Homes is not entitled, under these terms and conditions and/or the building contract, to push back any date concerning the commencement of construction; then
e) in addition to any rights under the building contract, the customer(s) may be entitled to bring the building contract to an end or extend the time for Simonds Homes to commence construction under the building contract.
Subject to these terms and conditions, where:
a) the customer(s) has entered a building contract with Simonds Homes; and
b) the customer(s) is eligible for this Offer;
c) Simonds Homes does not reach practical completion under the building contract within twenty-four (24) weeks [2] following completion of the base stage; and
d) Simonds Homes is not entitled, under these terms and conditions and/or the building contract, to push back any date concerning the completion of construction; then
e) Nothing in these terms and conditions waives the rights of the customer(s) under the building contract, where applicable.
This Offer is not available in conjunction with any other Simonds Homes offer, unless otherwise specified in these terms and conditions.
Simonds Homes reserves the right to vary and/or withdraw this Offer at any time.
Simonds Homes reserves the right to substitute similar products to those referred to in this promotion should an item not be available.
Simonds is only responsible for the building contract and does not accept any liability associated with the purchase of land.
All prices are correct at the time of publication (August 2026) and may vary depending on build region. House and land package prices do not include stamp duty, legal fees or other costs charged in respect of the purchase of the land
The Offer must be read in conjunction with the building contract and these terms and conditions.
[1] Sales documentation includes but is not limited to the initial terms and conditions, a sales advice estimate and a preliminary agreement.
[2] Any date provided by Simonds Homes concerning the provision of a building contract to the customer(s), commencement and/or completion of work in this Offer must be read in conjunction with these terms and conditions and the terms of the building contract (where applicable). Simonds Homes reserves the right to push back any date concerning the provision of a building contract to the customer(s), the commencement and/or completion of work under the building contract due to factors outside of Simonds Homes’ control and subject to these terms and conditions and the terms and conditions of the building contract.
Factors outside of Simonds Homes’ control, which may result in Simonds Homes not providing a building contract to the customer(s) within one (1) week [2] from the date they are notified by Simonds Homes that their file has been sales accepted* include:
(a) where the customer(s) has requested a change to their selected single storey home design; and
(b) where the customer(s) has not accepted the first available date(s) provided to it by Simonds Homes, with respect to the building contract signing appointment.
Factors outside of Simonds Homes’ control, which may result in construction of the home not commencing within eight (8) weeks [2] from the date the customer(s) notified by Simonds Homes that their file has been sales accepted* or being completed within twenty-four (24) weeks [2] following completion of the base stage under their building contract, include:
(a) where the customer(s) has not paid their deposit (in full) to Simonds Homes, under the building contract, on the date the customer(s) signs the building contract;
(b) a time allowance in the building contract, that is in excess of the allowance for that cause of delay stated in the building contract;
(c) an act of God, fire, explosion, earthquake or civil commotion;
(d) an industrial dispute;
(e) a dispute with an adjoining or neighbouring resident or owners;
(f) anything done or not done by the customer(s) (including where the customers nominates an independent private inspector to complete an inspection on the Eligible Lot^);
(g) delays in getting approvals from the relevant authority;
(h) delays or shortages in the supply of materials or labour;
(i) the need for a survey of or other report in relation to the Lot;
(j) the industry shutdown being a three (3) week period commencing on or about 22 December each year; or
(k) the owner refusing to agree to a variation requested by Simonds Homes under the terms of the building contract
The customer(s) acknowledges and accepts that Simonds Homes is not liable for any loss, damage, cost, or expense (whether direct or indirect) suffered or incurred by the customer(s) as a result of or in connection with any delays referred to above.
^Eligible Lot exclusively means one of the following Stockland lots:
- Lot 5 Beadles St, Marginiup, Grevillea estate
- Lot 6 Beadles St, Marginiup, Grevillea estate
- Lot 7 Beadles St, Marginiup, Grevillea estate
- Lot 28 Beadles St, Marginiup, Grevillea estate

6 month build time guarantee
Simonds is giving eligible customers who purchase a single storey on an Eligible Lot^ within the Simonds Homes Western Australian build zone the opportunity for the construction of their home to reach Practical Completion Inspection stage within six (6) months following completion of the Slab down stage under the building contract, subject to the below terms and conditions (Offer):
1. Subject to clause 7, this Offer commences on Monday 1 September 2026 at 9am (WST).
2. The Offer is only available to customer(s) who purchase a single storey house & land package on an Eligible Lot^ within the Simonds Homes Western Australian build zone, and is subject to the customers:
(a) selecting a single storey home design which includes a standard floor plan and façade with no owner-supplied items, owner-supplied subcontractors (or non-standard items) variations, changes and/or upgrades whatsoever;
(b) providing all their essential information to Simonds as required under the building contract within the prescribed period of time;
(c) paying all progress claims to Simonds by the prescribed period under the building contract.
3. This Offer is not available to customers who have:
(a) signed any sales documentation with Simonds [1];
(b) signed a building contract with Simonds; or
(c) paid a deposit or any other fees to Simonds in anticipation of any preliminary work or other building work.
Prior to Monday 1 September 2026.
4. Subject to these terms and conditions, where:
(a) the customer(s) has entered a building contract with Simonds;
(b) the customer(s) is eligible for this Offer; and
(c) Simonds Homes does not reach Practical Completion Inspection stage under the building contract within six (6) months* following completion of the Slab down stage under the building contract, then for each week Simonds has not satisfied the Practical Completion Inspection stage under the building contract (following expiration of the six (6) month* period commencing on the of the Slab down stage) Simonds will pay the customer liquidated damages $750 (incl GST per week) up to a maximum of eight (8) weeks (Maximum Period). If Simonds does not reach Practical Completion Inspection stage under the building contract by the Maximum Period then, if the customer is entitled to liquated damages under the terms of the building contract, Simonds will pay the customer liquidated damages in accordance with the terms of the building contract.
5. Nothing in these terms and conditions waives the rights of the customer(s) under the building contract, where applicable.
6. This Offer is not available in conjunction with any other Simonds offer, unless otherwise specified in these terms and conditions.
7. Simonds reserves the right to vary and/or withdraw this Offer at any time.

This includes due to:
Vandalism or damage that is beyond the builder’s control;

Delays or changes caused by the customer; and
Industry 3 week shut down over Christmas and New Years
^An Eligible Lot concerns a house and land package advertised by Simonds which stipulates that it is eligible for the Offer.
