Drainage and slab care
The concrete slab
Your concrete slab is the foundation of your home. It is the most important thing to maintain properly. This includes making sure water doesn’t get into the sides or underneath your slab, by keeping your drains in good condition.
It’s important that anything you install doesn't interfere with the drainage designed for your home. You’ll also need to establish whether any retaining walls you install require additional agricultural drain. You should always consult a licensed plumber for any work that will alter the drainage around your home.
If you make any additions or alterations to your drains, you must employ a licensed plumber. Never pour paint, chemicals, oil, concrete, plaster, pesticides or other substances down any of your external drains. Check with your local council for instructions on how to dispose of these types of substances correctly.
Cleaning your drains
Not every home has a silt pit or an agricultural drain installed, so ask us to show you where they are, and how to clean them as it’s important to regularly check your drains and silt pits - the space underneath the drain pipes.
Gardens and trees
Before planting anything new, consult your designing engineer first to ensure new plants don't cause footing movement. You'll find their details will be in your home's specification documentation.
When watering your garden or lawn, avoid directing any water towards your concrete slab, this includes any automated watering systems you might install.
You may have noticed that there are gaps in the brickwork around your home. These are called ‘weep holes’ and they allow ventilation of the inner wall cavity so make sure nothing obstructs them.
Paving and driveway
Paths and paving
Paths, paving or decking should always be sloped away from your home. This way, water will drain away from your concrete slab, and it'll ensure it sits below the weep holes. We recommend you apply expansion foam to every surface that comes in contact with the side of your home to allow for minimal cracks.
The concrete paving surrounding your home and in your driveway has expansion joints built in. It's completely normal that hairline cracks occur over time. They’re within standard building code tolerances and standards. However, if your home has any major cracks or distress, please contact us.
Natural colour variation can occur during the curing process, and be influenced by the weather too. This is normal and doesn't impact the integrity of the paving.
Colour and sealers
Clear or coloured sealers on your driveway and paths will be affected by the weather and general wear and tear. Simply check them regularly and re-seal when necessary.
Roof and gutters
Our warranty doesn’t cover damage to your roof caused by storms or foot traffic. It also doesn’t cover any interior damage caused by subsequent leaks, so we recommend that you inspect your roof after storms and any additions such as solar panel installation.
Our warranty doesn’t cover damage caused by blocked pipes or gutters. It is your responsibility to clean your gutters and downpipes regularly to ensure they don't accumulate and cause blockages.
Your new home’s frame and roof trusses have been specifically engineered. Any alterations or additions such as pergolas, verandas, sheds, garages, etc., may impact the structural integrity of the frames or trusses, and void your Structural Warranty.
Check your meters regularly and ensure utility companies have ready access.
Hot water service
You should conduct an annual check of your solar hot water service - instructions to do so will be in the manufacturer's guide. Also, your hot water service has a pressure relief valve to prevent damage to your unit. Make sure this drains into an external drain.
Heating and cooling
If you’re having problems with your heating or cooling, please refer to the manufacturer’s guide, and contact the appliance manufacturer if the problem persists.
Solar hot water
If your home has a solar hot water service installed, the solar panels must be connected at all times to a power supply and the solar control unit. If they’re left unconnected for long periods of time, they can freeze and burst. This won't be covered by your Simonds Warranty. So if you're planning on going away for an extended period, check the manufacturer's guide for how to leave it safely.
During construction, we install an initial termite treatment to your home. Any home alterations may impact the integrity of the termite treatment. Therefore we recommend you familiarise yourself with your home’s termite system before undertaking any building work.
All types of garage doors require periodic maintenance. This is outlined in the manufacturer’s guide. Most importantly, if you have an electric garage door, the guide explains how to engage it if the power is out.
