Are you ready to BUY AND build?

Whether you've been thinking about building your dream home for years or a few months, it's a huge decision. Here are some things you should be thinking about.

Are your finances in order?

Are you currently in a comfortable position paying your rent and bills? Do you have debts to consolidate? Do you have a deposit saved for a down payment?

Could I be eligible for the First Home Loan Deposit Scheme ?

First Home Loan Deposit Scheme is a federal Government initiative to support eligible first home buyers looking to purchase a home sooner. Find out if you are eligible for this guarantee program that could see you needing a deposit as low 5%, by contacting Simonds today.

Are you planning on living where you are for at least two to five years?

As the transactional costs of buying a home are significant, that’s the window financial planners generally recommend, especially to help you secure your loan.

What is the after-tax cost of owning a home?

If you’re on solid financial ground and ready to make a longer-term commitment, the next step is to get a realistic estimate of what you can expect to spend, and how that breaks down monthly.

How realistic is your vision?

We recommend sitting down and making a list of wants and needs. Under the “needs” category, list the features your home must have, such as a bedroom ensuite and the open plan kitchen you've been dreaming of. Under the “wants” category, list the 'nice to haves' – the things you'd love but won’t make or break your dream.

Simonds homes did an outstanding job of customer relations work and for a couple of people who had never built a house before, it was so easy!

Choosing the right home

It all starts with a conversation. You’ll take your very first steps with one of our sales consultants either online, over the phone, or at one of our display homes. They’ll help you choose a Simonds home that suits your lifestyle, location and budget, by showing you what's available and helping you make the right decisions to create the home of your dreams. Our homes are designed with more open plan living options for more family moments together.

We like to bring the outside in with beautiful alfresco settings, and specially designed spaces created just for the kids, while parents can retreat to relaxing, quieter spaces. Plus, our Fusion range lets you choose from multiple floor plans that you can personalise to suit your family's needs.

Financing your new home

Saving your deposit

Many Australians that are dreaming of their own home, are still renting because it can take years to save a deposit. The Federal Government’s First Home Loan Deposit Scheme, launched in January 2020, means each year, 10,000 Australian families that have struggled to save a deposit, will be able to buy a first home. To find out if you are eligible for this guarantee scheme, contact Simonds today.

Pre-approval

Whether you’ve chosen your Simonds home design, one of our home and land packages or are still doing research, you can apply for a home loan pre-approval at any time. A pre-approval is when a bank or lender gives you the green light to build your home, under the agreement that they will lend you a certain amount of money. That means you'll be able to confidently browse homes within your budget.

Breaking down the costs

The cost of building a home is extremely variable, depending on the house itself and where you choose to build. According to the The Housing Association, the average house in Australia is 243sqm, which means the cost for the build portion sits at just under $300,000.

The cost of building is influenced by six key factors:

  • Size of the house
  • Quality: high build quality and use of high-quality materials require better finishing and craftsmanship
  • Site considerations: land cost, levelling the surface, removing trees and greenery before build
  • Desired timeframe
  • Complexity
  • Location: suburb appeal, council or state requirements such as Bushfire Attack Levels (BAL)

It's also important to note that the price of building often doesn’t include optional extras like landscaping, fencing, a swimming pool and local council costs.
